Another tourist season is coming to an end. This is the moment when many owners can finally review occupancy, average prices, booking sources and, just as importantly, how much of their own time they spent on messages, arrivals, registrations, cleaning and daily coordination.

That naturally leads to a question: could next season perform better while requiring less day-to-day involvement from the owner? Professional apartment management is designed for exactly that, but it does not have to mean the same service for every owner.

What does professional apartment management actually include?

Much of short-term rental work is invisible to the guest. Before arrival, someone must manage rates, availability, sales channels and bookings. After the reservation come pre-arrival messages, arrival details, registrations, check-in arrangements and property preparation. Once the guest leaves, the cycle begins again.

How much does apartment management cost?

This is one of the first questions owners ask, and rightly so. Elaris most often agrees the service as a percentage of generated revenue, but there is no single price that fits every property.

The final model depends on whether Elaris manages only sales and pricing, sales plus bookings, or full operations. Property type, location, number of units, local organization and how much work the owner wants to retain also matter.

A villa with additional facilities and full on-site operations therefore does not have to follow the same commercial model as one apartment whose owner mainly needs support with distribution and bookings. The scope and fee are agreed individually before cooperation starts.

When does professional management make sense?

Professional management often becomes useful when the owner notices that the rental business takes more time than expected or believes the property is not reaching its full market potential.

  • Prices rarely change. A simple seasonal price list may be easy to manage, but it often fails to reflect changes in demand.
  • The property depends on one sales channel. A major OTA can be important, but complete dependence on one source increases business risk.
  • The owner is always answering messages. Parking, Wi-Fi, arrival, payment and check-in quickly become a daily job.
  • Booking changes create operational problems. One date change can affect cleaning, arrival and the next stay.
  • There is no clear view of performance. A full calendar alone does not tell you whether the business model is healthy.

More bookings are not always the only goal

It is easy to reduce short-term rental performance to occupancy. But 95% occupancy is not necessarily better than 80% if it was achieved at prices that were too low. The opposite is also true: a high nightly rate is not useful if the calendar remains empty.

The important relationship is between price, occupancy, booking quality and distribution cost. The aim is not simply to fill the calendar, but to build a more sustainable result for the individual property.

Why is the period after the season important?

September, October and the months after the main season are a good time for analysis. Operational pressure falls, while the owner still has fresh data from the season that has just ended.

It is worth reviewing average nightly rates, empty periods, booking lead time, the best-performing channels, commissions, last-minute discounts and the number of hours the owner personally spent on operations.

Those answers provide a practical basis for preparing the 2027 season. Pricing, distribution and operational changes are much easier to organize now than once the next season is already under way.
